Duke Land Group has revealed preliminary plans for a 104 acre mixed-use community in Roswell, Fulton County, Georgia.

Of the total land, about 43% would be kept open for parks, public spaces and pedestrian areas near retail and entertainment, in addition to public running, walking and biking trails. The development will link the surrounding neighbourhoods to the Chattahoochee River.

Duke Land Group principal land planner Kevin Sloan said: "In a location with existing ties to natural features like the Chattahoochee River, we wanted to embrace the topography and build on the substantial network of greenways and waterways that course through Roswell and the immediate region."

The design calls for the construction of 1,500 residential units, including single family attached, multi-family and active adult housing, as well as 490,000ft² of general commercial real estate for retail, restaurant, entertainment and groceries.

"The focus on the connection to the natural environment within Riverwalk Village will truly reflect Roswell’s continued commitment to being eco-friendly." 

Plan include 1.7million ft² of office space, a 200-room hotel, and 200,000ft² of civic and institutional space.

In a bid to offer residents pleasant leisure amenities, all the retailers, restaurants and boardwalks will be constructed around the lake area.

Further, the company has enlisted a team of architects and land planners that specialise in land preservation and ecological developments.

With the proposed site plan yet to be reviewed by the Atlanta Regional Commission (ARC), construction is set to commence during the fourth quarter of 2015 upon obtaining zoning and permits.
