Viceroy Dubai Jumeirah Village is a luxury mixed-use hospitality and residential development that will be located at the centre of the Dubai Jumeirah Village, close to the city’s Al Maktoum Airport.

The AED1.28bn ($348.4m) building has been designed by Atkins for Dubai-based real estate investment group SKAI Holdings. Set to be completed in 2017, the building is designed with a unique sky garden concept, which has been patented and registered as a trademark in 186 countries.

The project was the winner in the ‘Tall Buildings’ category of the Architectural Review MIPIM Future Projects Awards in 2016. It was been honoured with the Leisure and Hospitality Project of the Year award at the Middle East Architect Awards 2015.

Designed as a 60-storey tower, the building will include service apartments, residences, and a five-star hotel managed by the Viceroy Hotel Group.

Design of Viceroy Dubai Jumeirah Village

The tower features a unique, unconventional and innovative rotating design. Each floor of the building is designed to rotate by 30° from the floor below it, which helps to create more space within suites and apartments.

A distinctive star wing design is exhibited by the tower, which helps to maximise the available space for expansive landscaped gardens. The building’s design combines the functionality of a city apartment and the space and luxury of a countryside villa.

Large floor-to-ceiling windows in each room will allow natural light to enter and offer sweeping views of downtown Dubai and the Jebel Ali waterfront. Cantilevered sky gardens will encourage interaction between different apartments.

Every apartment is built on top of another apartment to create a large penthouse on each floor.

Facilities at the mixed-use development

The landmark structure will rise 888ft above sea level and offer its guests and residents unobstructed views of the surroundings through frameless glazed balconies.

A total of 247 hotel rooms and suites will be available in the tower’s hotel section, which will offer 33 state-of-the-art penthouses and a frontage area of 225ft. The residential area will have 221 one and two-bedroom apartments and 33 four-bedroom apartments with inbuilt pools.

An outdoor sky garden and jacuzzi will be available in the one-bedroom apartments, while the two-bedroom apartments will include an 18ft² sky swimming pool. The larger four-bedroom units will sprawl over 3,000ft² and include sky gardens, an outdoor swimming pool and a jacuzzi.

The building’s residential hub will house a spa, restaurant, health club, meeting rooms and a landscaped roof. Multiple dining options will be available, including an all-day dining restaurant, a gourmet bistro, pool and sports bars, lobby and spa cafés, and a nightclub.

Other facilities available at the tower include ballrooms, a business centre, a majlis, communal spaces, play areas and access to the beach. The water facilities include a swimming pool, sauna and steam room. The tower will include 17,000ft² of retail space and a five-storey car park.

Landscape

The apartments will feature a garden to land ratio of 7:1. The gardens will offer a depth of 4.2ft to allow trees and greenery to be planted.

Lush balconies will enhance the building’s green space, which is estimated to occupy more than half a million square feet of flora. The greenery will also help to naturally maintain the temperature of the building.

Key players involved

China State Construction Engineering Corporation (CSCEC) has been selected as the contractor for the project, while the interior design will be provided by Nao Taniyama & Associates.

The landscape architect for the project is Topo Design Studio.
