Hill and Home Group secure planning approval for North London estate regeneration

The regeneration scheme will see transformation of the 1970s estate to deliver 753 homes.

Hill Group and Home Group have secured planning approval to regenerate the 1970s Douglas Bader Park Estate in Barnet, Colindale, North London, UK.

The housebuilder, along with housing association Home Group, will transform the estate to deliver over 753 homes, reported Housing Today.

The estate is owned and operated by Home Group.

Last year, Hill Group and Home Group signed a JV to construct the homes.

Out of the 753 homes, 272 will be earmarked as affordable while 481 homes will be allocated for private sale.

The construction of the ten-year regeneration project will be undertaken in three phases, with existing residential units on site to be demolished, reported PBC Today.

The starting two phases will see the delivery of affordable homes and will feature houses, apartments and maisonettes for all members of the existing local community.

Under the first phase, 38 affordable homes will be delivered.

Work on the project, which has been designed by Levitt Bernstein, will commence immediately.

The project, located on a 3.9-acre site, will see the creation of a green neighbourhood focused around an urban square.

Besides a play area and lawn, the project’s plan features a central courtyard, which is expected to become a principal point for the local community to socialise.

According to the design, the outdoor space will include balconies, roof terraces and courtyards.

Sustainability and well-being will be the focus of the scheme. It will feature more than 1,500 cycle parking places, and 20% of all parking spaces will be provided with electric vehicle charging points.

Furthermore, all homes will stand to benefit from photovoltaic panels and air source heat pumps.

The Hill Group chief executive Andy Hill was quoted by Construction Enquirer as saying: “As one of the schemes to be balloted under Mayor Sadiq Khan’s mandate to allow residents a vote on estate regeneration, achieving planning success for the Douglas Bader Park estate is a significant achievement.”
