US-based premier commercial real investor estate KBS has successfully finished delivering a series of renovations to Granite Tower in Downtown Denver, Colorado, US.

Built in 1984 as part of a four-tower block and formerly known as Stellar Plaza and Plaza Tower, Granite Tower is a 31-storey Class A office building owned by KBS REIT II.

It covers two city blocks and features 593,527ft² of office space.

The renovations were aimed at activating the building’s street-level space to enhance interaction with the local community in Downtown Denver.

It included the addition of a range of indoor, as well as outdoor, amenities to improve the experience of the tenants.

The company partnered with architecture, engineering, planning and interiors firm DLR Group and architectural company Alan Colussy Architecture for the renovation.

KBS Western regional president Giovanni Cordoves said: “Our goal with the renovations to Granite Tower was to deliver office space that serves the needs of today’s top tenants.

“The renovations we have completed at this iconic property enhance its appearance and functionality while increasing its value significantly in a vital and thriving central business district.”

The upgrades to the Granite Tower include a new entry with glass lobby, a densely furnished retail / café space, new bike-storage area, and a 12,000ft² full-level tenant-amenity centre on the third floor.

KBS senior vice-president Tim Helgeson said: “New class-A commercial offerings like Granite Tower are redefining amenity norms and luring long-term tenants from aging assets.

“KBS was astute enough to find the right time to implement the recent upgrades to this highly visible and desirable property and redefine its image in the eyes of office users, Denver residents and visitors. The renovations give both tenants and pedestrians in this market even more reason to return to the building time and again once the pandemic is behind us.”

In 2012, KBS secured a $24m contract to expand and renovate the Chrysler Museum of Art in Norfolk, Virginia, US.
