The Washington Metropolitan Area Transit Authority (Metro) has signed an agreement with FGCP-Metro to jointly redevelop the West Falls Church Metro Station site in Virginia, US.

FGCP-Metro is an affiliated partnership between Hoffman & Associates, Rushmark Properties and EYA.

The redevelopment of the Metro Station property is intended to create a vibrant, mixed-use community comprising office, retail, and residential space.

Construction on the mixed-use community with more than one million square feet is planned to start in 2023.

Metro general manager and CEO Paul Wiedefeld said: “Building transit-oriented development is an important strategy for managing many of this region’s most pressing challenges, such as traffic congestion, sustainability, housing production, and transit ridership recovery.

“The West Falls Church Metro Station is a unique opportunity that will convert underutilized parking lots to provide housing, jobs and economic opportunities, and create a cohesive development plan with the adjacent publicly owned sites.”

The project is aimed at enhancing an underutilised asset in Metro’s portfolio.

Metro said that the deal would generate long-term revenue through 99-year ground leases, and fares from new ridership.

In 2018, a study was initiated by the Fairfax County Board of Supervisors to consider amending the county’s comprehensive plan for the transit station area.

Subsequently in 2019, the Metro board of directors gave a permit for solicitation of bids from potential developers for the mixed-use development on the 24-acre site owned by Metro.

Following a two-year study by a task force appointed by Dranesville District Supervisor, the Fairfax County board approved the comprehensive plan amendment for the West Falls Church Transit Station Area (TSA) last month.

This plan supports the mixed-use development of both the Metro site and adjoining Virginia, with convenient bicycle and pedestrian enhancements to connect to the Metro station.

Next year, the joint development team plans to proceed through Fairfax County’s rezoning process on advancing the design and planning for the West Falls Church Metro Station site.

The rezoning application will comprise detailed plans for Metro’s parking lots redevelopment with apartments, townhomes, neighbourhood retail and public green spaces.
