Tirion Group has selected Lovell as the developer for 800 new homes at a former paper mill site in Cardiff, Wales, as part of a £100m urban village scheme.

Tirion had been initially created through a partnership between the Welsh Government and Principality Building Society, and is the developer for the entire scheme.

Termed as ‘The Mill’, the scheme has been pictured as a sustainable community having a mix of houses and apartments in a riverside setting.

It will also include new business, commercial and recreational space at the site, which spans across a 53-acre area and is located at Canton, to the west of the city centre.

"This is a ground-breaking project, which promises to be a blueprint for similar high-quality communities across the country."

Infrastructure works for the development have just been initiated, with the main construction works expected to start later this year.

The first phase has been planned to develop 358 homes for open market sale by Lovell and 102 homes for Tirion, which will be available for discounted rent, open market rent and social rent.

Later phases of development include plans for setting up another 340 homes for Tirion, along with a neighbourhood centre featuring shopping and community facilities.

Tirion Group chief executive David Ward was quoted by the Construction Enquirer as saying: "This is a ground-breaking project, which promises to be a blueprint for similar high-quality communities across the country.

"The fact that both open market and affordable homes are all being built by the same partner means we will achieve a consistent high quality across the whole development, with no distinction between the different parts."
