Apartment developer ZOM Holdings USA has partnered with Dallas architect Graham Greene, La Reunion Texas and METROarts Properties to construct a new 39-storey residential tower in the Arts District of downtown Dallas, Texas.

The Atelier / Flora Lofts project is being built on land Greene has owned since 1995, reported The Dallas Morning News.

Boston-based architect Add has designed the project and it will feature a thin tower on top of the six-storey loft, as well as a retail building.

Located adjacent to the Museum Tower and a block south of Klyde Warren Park, the project at Flora and Olive streets will include 370 luxury apartments and 39 artist lofts.

"It will feature a thin tower on top of the six-storey loft, as well as a retail building."

The new development will also have 12,000ft² of ground-floor retail space on the one-acre site between Nasher Sculpture Centre and Meyerson Symphony Centre.

ZOM Holdings USA senior vice-president David Kubin was quoted by The Dallas Morning News as saying: "Graham Greene talked to a lot of different developers about bringing someone in to co-develop this site.

"We were in a little bit of a competition based on who would come up with the best design to complement the Arts District."

Construction on the project is slated to begin in the fourth quarter of this year and is expected to be completed in around 24 to 28 months, according to Kubin.

ZOM previously developed the 20-storey Mondrian at Cityplace in Dallas, in addition to apartment towers in Austin, Miami and Orlando.
