Tenacity International Group has secured approval from the City of London Corporation in the UK for a tower development at 70 Gracechurch Street.

Last month, the company received planning permission for the development of a 30-storey tower at 55 Gracechurch Street and has now been awarded permission for a second tower.

Standing 33 storeys above ground level, the newly approved development provides benefits to the public realm, including a more than fivefold increase on publicly accessible space.

A new retractable vehicular lift makes efficient use of space at the development, where some existing footpaths will also be widened.

Designed by architect Kohn Pederson Fox (KPF), 70 Gracechurch Street is targeting a BREEAM rating of ‘Outstanding’.

The plan also includes integrated urban greening through living roofs, terrace planting and a green wall in Ship Tavern Passage.

Through these, the company aims to mitigate air and noise pollution, absorb carbon and improve biodiversity, while minimising rainwater run-off.

City of London Corporation Planning and Transportation Committee chair Alastair Moss said: “This sustainable and energy-efficient development provides a significant increase in prime City office floorspace, which will be vitally important for the workers and businesses returning to a newly-revived City after the current restrictions are eased.

“Comprising three staggered tower elements, the development creates a unique and dynamic silhouette, without dominating the City skyline, and it showcases sustainability measures to promote health and wellbeing.”

The development also promotes walking and cycling with a new direct pedestrian link to the Leadenhall Market in line with the City Corporation’s Transport Strategy.

It will see the addition of more than 1,000 long-stay and short-stay cycle parking spaces, along with space for three cargo cycles.

An inclusive public gallery and winter garden at levels 29 and 30 will be made available to the city’s residents, workers and visitors, free of cost.

More than 72,000m² of flexible office floorspace, 1,800m² of flexible retail space and 1,500m² of public access space are part of the 70 Gracechurch Street development.
