The project is managed by VSM Estates, a joint venture between developer St Modwen Properties and French construction company VINCI.

The scheme includes 1,340 residential units, a 1,200-seat theatre, 14,000m² of office space, 3,000m² of retail space, a 90-room hotel, a primary school, community facilities and 45 acres of public open space.

A notable aspect of the master plan is integration of more than 1,000 protected trees and three listed buildings including a Grade I-listed bunker.

The scheme will achieve Level 4 of the Code for Sustainable Homes, with some Level 6 homes and BREEAM Excellent rating for commercial properties.
