UK-based property investor Allied London has awarded a €100m design and build contract to BAM Construction for developing No.1 Spinningfields, formerly Quay House on Quay Street in Manchester, UK.
The office development will reach 24-storeys high and have more than 24,000m² of space and floor plates of up to 2,300m².
Grade A office accommodation will include reception areas on the ground floor and mezzanine levels, which will lead to restaurant spaces, cafés and business lounge.
The planned roof-top restaurant will span an area of 625m² and connect to a garden terrace.
The two basement levels will be equipped with parking spaces for 115 cars, ten motorcycles and secure storage for 120 bicycles, with provision for showers and lockers.
Aiming to achieve a BREEAM 'excellent' rating, the glazed façade building will feature a pedestrian route through the ground floor, as a direct connection between Quay Street and Hardman Square.
The project will be constructed within the UK city's premium business district of Spinningfields. As part of the development, a podium will cantilever over Quay Street and Byrom Street, featuring a smaller cantilever over the Hardman Square entrance.
Allied London chief executive Michael Ingall said: "No.1 Spinningfields takes the amenity available for occupiers and visitors to another level whilst providing an iconic backdrop to the popular Hardman Square."
Construction is expected to start in June this year and will extend for around 97 weeks.
