Brookfield Multiplex has completed the construction of the Cbus Property’s $440m 720 Bourke Street mixed-use building on the corner of Bourke Street and Wurundjeri Way, Docklands, west of Melbourne’s central business district (CBD).
Designed by Hassell Architects, the PCA A-grade office space will be used by Medibank Private, the main tenant of the building, with other tenants sharing the space.
The 22-storey building is located next to the Etihad Stadium, a retail tenancy and basketball court. The building features a net leasable area of more than 47,000m², vertical gardens, 1,500m² of open garden space, stone tiling and timber panelling in the lobbies, two large greenwalls and parking space for 70 cars.
The building has a central atrium that stretches up its entire length and is covered with a prefabricated glass roof.
Brookfield Multiplex Victoria regional managing director Graham Cottam said that 720 Bourke Street is an impressive building that stands out on the Docklands skyline.
"The complexity of the project was managed in collaboration with our client, Cbus Property, to deliver an outstanding commercial building," Cottam said.
The building is already certified with a six-star Green Star Office Design v3 rating and is aiming for a five-star NABERS rating.
Some of the building’s environmentally sustainable design elements include under floor air distribution, BMS and controlled mechanical and electrical systems, green planting, recycled water use, a trigeneration system, photo voltaic cells on the roof and a 230,000l storage tank for rainwater catchment and irrigation.
Construction work on 720 Bourke Street building began in May 2012.
