EPR Properties together with Empire Resorts and its subsidiary, Monticello Raceway Management, have received approval from the Town of Thompson Town Board to construct a $600m resort at the Concord site in New York, US.
EPR owns 1,583 acres of the former Concord Resort (EPT Concord Resort) in Kiamesha Lake where the resort will be built.
The development will feature an indoor water park, 18-hole golf course, hotels, an RV park, and an entertainment village with a cinema and supporting retail, and a casino resort including a harness horse racetrack, grandstand/showroom, simulcast facility, and a hotel.
Plans also include a residential village featuring a mix of condos, apartments, townhouses and detached single family homes, a civic centre, and an active adult residential community.
Phase one of the development includes construction of casino resort on a 117-acre land in the southern portion of the EPT Concord Resort.
Construction of the Casino Resort is expected to start in early 2013.
EPR expects to secure site plan approvals for both the Golf Phase and select components of the Entertainment Village Phase after starting construction of the Casino Resort.
The Golf Phase will be spread across 229 acres, will involve the renovation of the Monster Golf Course and construction of the golf clubhouse, golf maintenance building, as well as the golf cottages.
Initial components of the Entertainment Village Phase will feature a movie theatre, event field, and about 115,000ft² of commercial retail space.
Construction of the Casino Resort, Golf Phase and select components of the Entertainment Village Phase are expected to be completed in 2014.
