Morgan Sindall to redevelop Carmelite Riverside in London, UK

Morgan Sindall has secured a £25m contract from Orion Capital Managers and Quadrant Estates to redevelop Carmelite Riverside, a 135,000ft² office development at 50 Victoria Embankment in London, UK.

Morgan Sindall has secured a £25m contract from Orion Capital Managers and Quadrant Estates to redevelop Carmelite Riverside, a 135,000ft² office development at 50 Victoria Embankment in London, UK.

Under the deal, Morgan Sindall will transform the building, formerly known as Carmelite House, which lies within the Whitefriars Conservation Area near Blackfriars Bridge in the City of London.

The building was home to the UK-based Associated Newspapers for several years.

Designed by Fletcher Priest Architects, the building will feature 21,000ft² of office space spread over eight floors.

The existing building features a basement, lower ground, six upper floors, two external elements and a facade with a 1990’s elevation to the front.

Morgan Sindall will retain the majority of the existing structural frame and replace the windows and facade.

The project includes the remodelling of the floor plate, atrium and cores to improve natural lighting and to create two separate tenant spaces on each floor and an area on the roof of the building, which will be let.

Sustainable features of the project include a green roof, low-energy lighting and presence detection, as well as a heat recovery system.

The project is expected to achieve a BRE Environmental Assessment Method (BREEAM) Excellent rating.

Quadrant Estates managing director Tristram Gethin said, "The additional floor delivers more premium office space for occupiers and the 7,500ft² roof terrace provides one of the very best views in London."

Work will start on the redevelopment soon and the project is expected to complete in April 2014.

Morgan Sindall recently completed work on a £65m office redevelopment in Agar Street in London’s West End for Legal & General Property.
