North American Properties starts construction on Avalon mixed-use project in US

North American Properties (NAP) has started construction on a $600m mixed-use development in Alpharetta, Georgia, US.

North American Properties (NAP) has started construction on a $600m mixed-use development in Alpharetta, Georgia, US.

The mixed-use development called Avalon is situated on 86 acres at the intersection of GA 400 and Old Milton Parkway.

After completion, Avalon will feature shops and restaurants, multi-family townhomes, single family homes, offices, an ice skating rink, a 300-room hotel and a 175-room boutique hotel.

NAP senior development manager Michael Davis was quoted by Construction Equipment Guide as saying that Avalon will be a walkable community where someone could walk to shopping, dining, office space, the cinema, a concert or yoga all in one community.

"We will be bringing a level of hospitality including concierge, valet, personal shopping, etc., that will be similar to a resort experience," Davis said.

The development will feature 559,000ft² of retail space, which has been leased to Regal Cinemas, Cru Food & Wine Bar, Marlow’s Tavern, Banana Republic and Orvis.

Plans also include 750,000ft² of office space, which will be housed in separate buildings, and an additional 85,000ft² of loft office to be built over retail.

Avalon will also feature public outdoor spaces, covering an area equal to the size of a football field, to host events and concerts.

Sustainable features of the project include a rain water collection system to irrigate landscaping throughout the development.

Monte Hewett Homes has secured the contract to construct 101 homes and townhomes in a community designed by Lew Oliver.

Wakefield Beasley will serve as the principal architect for the project while Site Solutions will be the landscape architect.

Hoar Construction will serve as the general contractor for the project and Greenstone Properties will lease the professional office lofts.

Hoar Construction director of pre-construction services Mark Winters said that the structures left in place from the previous development will be demolished.

"As part of the sustainability plan, all concrete and steel materials recovered from the demolition will be recycled. The recycled concrete will create approximately 20,000 tons of stone to be used under Avalon’s parking fields," Winters said.

The project, which is expected to complete in 2014, is projected to generate around $21m annually in sales tax revenue.
