Real estate developer Ryan Companies US has completed the $22m Thomas Place Orland Park development in Illinois.
The development team for Thomas Place Orland Park also includes Jim Bergman and Providence Life Services.
Thomas Place Orland Park is a four-storey, 80-unit, affordable, age-restricted senior apartment community at 15415 S. Harlem Ave, located on a four-acre site at the north-east corner of Wheeler Drive and Harlem Avenue.
Out of the total 80 units, 25 are one-bedroom units measuring 756ft², and 55 are two-bedroom units of about 1,008ft².
The development also features 72 affordable units, eight market rate apartments, 80 indoor parking spaces and 25 outdoor spaces.
The building’s common space is centrally located between two residential wings and features a dining room and kitchen, a TV and entertainment lounge, a library, a game room, a media entertainment centre and a fitness centre.
Exterior features of the building include a façade of board and batten siding and brick veneer, a private courtyard and a covered drop-off area.
Ryan Companies vice president of development Dan Walsh said, "The purpose of Thomas Place is to help seniors with limited financial resources who seek to have their social and physical needs met within their residences."
Ryan’s in-house architecture and engineering group, Ryan A+E, provided design services and Renaissance Realty is the on-site property management firm.
Illinois Housing Development Authority executive director Mary Kenney said the development will improve the lives of people with disabilities in Illinois by creating more community-based affordable housing.
Thomas Place Orland Park is the first ENERGY STAR-Qualified Multi-Family High-Rise building in Illinois and is anticipated to be certified a Green Community by the Enterprise Community, which would make it only the sixth in the state.
