St. Louis Cardinals in US to break ground on Ballpark Village project

The St. Louis Cardinals baseball team in Missouri, US, is planning to break ground on the $700m Ballpark Village in mid-November 2012.

Real estate developer Cordish Companies will start the design work on the development, which will span seven blocks over ten acres to the north of Busch Stadium.

Ballpark Village will be built in phases, though the infrastructure to support all future development will be put in place before above-ground construction starts.

Upon completion of the infrastructure, work is expected to start on the $100m phase one of the development in early 2013.

Phase one will include a venue called Cardinals Nation, which will include a two-storey restaurant, a Cardinals Hall of Fame and Museum, and a seating deck overlooking the stadium.

The first phase, which is expected to be completed in 2014, will also feature an Anheuser-Busch themed restaurant and beer garden.

In between the two buildings there will be an outdoor space called Live at Ballpark Village.

Phase one will also feature 100,000ft² of retail and entertainment space that is already 80% preleased

Cordish Companies development director Chase Martin said that another four to five tenants will be a part of this first phase development.

"Those tenants will be announced at a later date," Martin said.

The Missouri Development Finance Board (MDFB) approved its share of $17m in state and local tax incentives for the project’s first phase.

In July 2012, the Missouri Downtown Economic Stimulus Authority (MoDESA) approved the $17m in MoDESA bonds for the project.
