The Brewery Works starts final phase of Schlitz Park renovation in US

The Brewery Works, which owns Schlitz Park in Milwaukee, Wisconsin, US, has started work on the $15m final phase of the $30m renovation project.

The Brewery Works, which owns Schlitz Park in Milwaukee, Wisconsin, US, has started work on the $15m final phase of the $30m renovation project.

Renovation work will be carried out on two buildings, the Stockhouse and Executive Buildings, with combined floor area of 150,000ft².

Developer Gary Grunau, who is part of Schlitz Park’s ownership group, has unveiled preliminary designs for remodelling the two buildings.

The two adjacent buildings will offer workspace for over 600 people and will have parking space for 600 vehicles.

As part of the project, Brewhouse Square will be built on the 46-acre office complex to add 45,000ft² of green space.

The developer is also planning to demolish Schlitz brewery’s brewhouse to create a one acre park, while owners of Schlitz Park are negotiating with city officials to extend West Galena Street into the park and rebuild North Second Street with more green areas.

A one mile outdoor vita (exercise) course will be designed by Schlitz Park’s corporate wellness provider Salus.

Schlitz Park has appointed Leonardo Academy to conduct a sustainability audit of the entire campus and develop a strategy that will include pursuing US Green Building Council LEED (Leadership in Energy and Environmental Design) building certification.

Leonardo Academy president Michael Arny said, "Schlitz Park has already implemented numerous actions that demonstrate its commitment to making the office complex an energising force that benefits both tenants and the surrounding community."

Around 96,000ft² of leasable space is available in the buildings and there are six or seven potential tenants discussing leases for those areas.

Schlitz Park is expected to reveal the leases for new companies to fill the 70,000ft² vacant spaces in the Bottlehouse building within a month.

Construction is anticipated to start by the end of 2012 and complete in late 2013.

In 2011, Schlitz Park renovated space in its RiverCenter and Bottlehouse buildings, including offices for new tenants, a new cafe, two new fitness centres and meeting and seating areas.

Over 100,000ft² of renovation work has been completed so far.
